of door 5/7 N.S.N Complex, Marsingpet Main Road, Beemanagar, Trichy-1 (the “Vendor”).

&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp;&nbsp; At
the request of the Company, I, the undersigned has undertaken investigation of
title corresponding to the piece and parcel of vacant Land situated at in Vayalur
village, Karur Dist&nbsp; and submit this
Legal Opinion/Title search report after carrying out the detailed survey and
search with the competent authorities.

 1. PROPERTY &nbsp;1.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; All
that piece and parcel of a vacant land measuring The Extent 0.73.5 Hectare of wet
and dry punja land comprised in S.F.No.150/1B, 152/21B, 152/21D, 152/21F,
152/21K, 152/3C, 152/6A, 152/7A, 152/8A, 153/16C, 153/17A, 153/19I.&nbsp; &nbsp;The
vendor is entitled to sell 0.73.5 Hectares

In
total 0.73.5 &nbsp;Hectares, in Joint Patta No.251 is situated at Vayalur Village, Krishnarayapuram
Taluk, Karur Dist (the “ said land” or the “Land” or the “property”).&nbsp; Entire survey number covers property.

&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; All
the above said property measuring 0.73.5 &nbsp;Hectares
dry punja land situated within the Registration district of Karur and
Sub-Registration district of Krishnarayapuram. 

3.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;
LIST OF DOCUMENTS PERUSED (Note: Please scrutinize the documents for
20-27 Years)&nbsp;

 1&nbsp; Patta 2&nbsp; Sale deed 3&nbsp; Parent document 4&nbsp; "A" Register copy 5. Encumbrance certificate 6. etc. 02.
TRACING OF TITLE &amp; Verification Process:
 
A.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; I,
the undersigned verified the above documents &nbsp;and find there is no encumbrance on this
properties.&nbsp; 

 B.
I verified the Tehsildar documents and examined all available documents for
ascertaining the title and clear chain of title in favor of the Vendors and I
have not found any adverse entry to the title of the Vendors in respect of the
said Land. 

(After perusing the documents I have carefully
traced out the title flow from who to whom it is transacted and also the charge
resembled in the Encumbrance Certificate)
 
03.Observation
/ Recommendation:

 &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; The Vendors’s
Properties are ancestor properties to One Sankapillai. Sankapillai is no more.
 &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; The Joint patta No.251&nbsp; stands in the
names of Karuppayee,&nbsp;
Chinnaponnu, Palaniyandi, Lakshmi, Rethinam, Subramanian,&nbsp; Devaraj,&nbsp;
Amsavalli to the extent of
0.73.5 &nbsp;Hectare Land. &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; The&nbsp; “A” Register &nbsp;also stands in only the name of Sankapillai.
The deceased Sankapillali ’s legal hair are Karuppayee,&nbsp; Chinnaponnu, Palaniyandi, Lakshmi, Rethinam,
Subramanian,&nbsp; Devaraj,&nbsp; Amsavalli 

 &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; The Patta holders Karuppayee, Chinnaponnu,
Palaniyandi, Lakshmi @ Rajalakshmi, Rethinam@ Nagammal, Subramanian,&nbsp; Devaraj,&nbsp;
Amsavalli &nbsp;joint togather and sold this properties on 05.12.2013
in the registered sale deed No. 1179/2013. The name in the Patta should be same
as in the title holder. So the vendors have to get Patta in his name. &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; Even though
the Patta is not transferred the Sale deed registration &nbsp;can be executed. &nbsp;&nbsp;&nbsp;

&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; The vendors are entitled to sell this properties of
the extent of 0.73.5 &nbsp;Hectare situated at
Vayalur village, Krishnarayapuram Taluk, Karur District. &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; On perusal of the
Encumbrance certificate No. 2747, no entries is found with respect of these
properties.

&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; On
Perusal of the above said documents, I am of the opinion&nbsp; that, Vendor is now the absolute owner and has &nbsp;clear, valid and marketable title and he is in
the full possession and enjoyment of the property.
 &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; The property is not the subject matter of
acquisition under land acquisition Act, and hence no notification proceedings
will arise regarding the acquisition of the said scheduled property.&nbsp; &nbsp;&nbsp;

&nbsp; &nbsp; &nbsp; Vendor not belongs Scheduled cast. Hence prohibition
to purchase from the persons belongs to SC/ST does not raise. 

It is also advisable to get NOC/NDC from local
Banks, and financial institutions concerned, wherever loans taken from the&nbsp; the vendor in respect to the schedule
land.&nbsp;&nbsp; &nbsp;&nbsp; &nbsp; &nbsp; &nbsp; It is advisable to get signature of all the Legal
hairs of Vedors of the vendor as mentioned in pedigree, on the required&nbsp; &nbsp;documents like Agreement to sale
deed/Irrevocable GPA/NOC/ Affidavits etc as consent witnesses, so as to avoid
unnecessary litigation from the vendor’s family.
